The Effects of Growth in Loudoun County

Within the Northern Virginia region, Loudoun is the third most populous jurisdiction, behind Fairfax and Prince William counties. Forecasts show that Loudoun will be one of three counties in the region to continue to experience double-digit growth for each decade, 2010 through 2030.

- Over the past six years, the county led the Northern Virginia region with a population growth of 59 percent, accounting for 31 percent of Northern Virginia's population growth since 2000.

- Between 2005 and 2006 the county's population increased by 6.3 percent, or 15,617 people. The population is expected to continue growing, increasing by 39 percent in the next 10 years (2006 to 2016).

- In 2006, Loudoun County had 98,246 housing units, an increase of 58% since 2000.

- The median household income in Loudoun County for 2005 was $98,483, the highest in the nation.

- Loudoun contributes almost 11 percent to the labor force in the Northern Virginia region and is the third-largest labor market. Loudoun's unemployment rate was the second lowest in the region in 2006.

- Loudoun experienced dramatic job growth over the past decade, increasing by 128 percent. Almost 6,000 new jobs were added in 2006.

- Approximately 85 percent of the businesses in Loudoun have 20 or fewer employees. Many of these small businesses are concentrated in the Service, Construction, and Retail sectors.

- The nonresidential vacancy rate continued its downward trend, dropping to 12.7 percent from 13.1 percent in 2005 while new product continues to be added.

- In 2006, Loudoun County's residential inventory was 98,246 units and single-family detached units were estimated to account for 54.2 percent of all units. Multi-family units increased by 83.4 percent from 2000 to 2006, the fastest rate among all unit types.

- In 2006, Loudoun County Board of Supervisors approved 22 rezoning applications. The rezoned projects will permit the construction of an additional 4,300 housing units, and result in a reduction in the maximum amount of nonresidential space that can be developed of 2.8 million square feet.
